Cabin #1:  (12 feet wide x 26 feet long) – The cabin has roughly 312 square feet of heated and cooled living space with 1 large Bedroom/1 Bathroom and closet space.  The cabin walls and ceiling are covered with rustic tongue and groove pine and the floor is covered with wood coloured laminate flooring.  The cabin has a 4-foot-wide x 12-foot-long covered front porch.  The cabin has a 7,000 Btu/hr window HVAC system.  The bathroom area is 8 feet wide x 6 feet long and includes a shower, single vanity sink and toilet.  Each room has a mini-frige, microwave over, coffee pot and toaster.  All decorations, furniture and furnishings shown in the pictures is included in the list price.

Cabin #2:  Identical to Cabin #1

Cook Shack:  (12 feet wide x 16 feet long) – This is a common kitchen area for both cabins.  The walls and ceiling are covered with rustic tongue and groove pine and the floors are covered in wood coloured laminate flooring.  There is an open 16 feet x 16 feet deck area attached that is large enough for two tables.  The kitchen area has two tables each with 4 chairs, refrigerator, electric stove, stainless steel sink and Formica counter tops.

Outdoor Pavilion:  (12 feet x 25 feet) – The Pavilion has concrete slab foundation and is constructed of 3” x 3” square tubing with metal roofing.  There is enough room for two large picnic tables and a charcoal grill.  There is an outdoor ceiling fan, electrical and lighting.

Fire Pit Area:  There is a fire pit in front of the Outdoor Pavilion.

Agent’s Comments This is a really beautiful area in the Ouachita National Forest with recreational opportunities to suit a wide range of interests.  The current owners have used the cabins as a place to gather with friends and ride ATV’s on the miles of trails surrounding the area while still getting rental income to cover their mortgage payment and upkeep expenses.  The cabins offer “Off the Porch” access to the 4-wheeler, side by side, hiking and horseback riding trails in the National Forest.
