Winding Stair Mountain Lodge Adjoining National Forest

50425 Hwy 59, Hodgen, Oklahoma 74939 | Le Flore County

Details

Location:  This is a very unique property that is nestled in the heart of the Ouachita National Forest in a beautiful mountain setting with the Winding Stair Mountain Range to the South, Blue Mountain to the West and Rich Mountain to the Southeast.  The West property line fronts the 1.5 million acre Ouachita National Forest, which offers excellent hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog and other small game as well as direct access to an impressive network of ATV, hiking and horseback riding trails that are operated and maintained by the US Forest Service.  This property is conveniently located 4 miles from Cedar Lake, less than ¼ mile from the Blackfork River, 15 miles from Wister Lake State Park and a short 1 hour drive from Broken Bow Lake and Lake Sardis.  At the bottom of this listing is a Google Earth image with the property perimeter outlined in red.  The physical address is 50425 Hwy 59; Hodgen, Oklahoma 74939.

Services to Property:  Rural Electricity, Rural Water, Conventional Septic System and Rural Mail Delivery

Access to Property:  The property is accessed by a gravel private drive way extending off US Hwy 59.  There is a privacy gate at the beginning of the drive way.

Home:  The home was constructed in 1983 according to the LeFlore County Assessor’s records and has 3,000 square feet of heated and cooled living area with 3 bedrooms, 2 bathrooms, large living room, kitchen and dining room.  The exterior of the home is covered with a combination of native stone that was quarried off the property and low maintenance vinyl siding.  New composite shingles were installed on the roof in 2016 and the HVAC system was also replaced in 2016.  This home was designed with energy efficiency in mind.  The lower section of the home is partially built below grade and the walls are constructed of 12” thick concrete.  New energy efficient argon filled double pane vinyl windows were recently installed throughout the home.  The home is equipped with 2 wood burning radiant heat type stoves.  The home sits on an elevated knoll which provides a spectacular panoramic view of several mountain ranges and the valleys below.

Land:  The home sits on 41.5 acres of level to gently sloping land that is covered with a mature stand of hardwood timber that is native to south eastern Oklahoma including a diverse variety of oak trees, redbud, eastern red cedar, hickory, sweetgum and a scattering of native shortleaf yellow pine.  The west property line adjoins the 1.5 million acre Ouachita National Forest, which offers excellent hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog and other small game as well as direct access to an impressive network of ATV, hiking and horseback riding trails that are operated and maintained by the US Forest Service.  The current owner reports frequently seeing wildlife on the property.  There are about 10 deer that visit the wildlife feeder every evening.  The current landowner has managed the timber stand on this property to enhance wildlife habitat.  About 10 years ago the timber stand was thinned to a basil area of about 60 and there have been two controlled burns conducted on the property to reduce the presence of eastern red cedar and create young tender forage for wildlife.

Metal Shop Building:  There is a 30 ft x 40 ft all metal red iron building on the property complete with concrete slab foundation and electrical wiring.  There are two insulated 10 ft x 10 ft automatic garage doors.  The inside of the shop was framed out with a 10 ft x 20 ft man cave complete with window ac unit and a 10 ft x 10 ft tool shed.

2nd Shop Building:  There is also a 30 ft x 30 ft shop building on the property with concrete slab foundation, electrical wiring and one 10 ft x 10 ft sliding door.  This building has an all metal exterior and wood frame construction.

Pond & Seasonal Stream:  There is a pond and a seasonal mountain stream on the South part of the property which provide a year round source of water for wildlife.

Raised Bed Gardens:  There are several established raised bed gardens near the home which can be used to grow a variety of fresh garden vegetables.

Agent’s Comments:  This “One of a Kind” property is an outdoorsman’s paradise and in my opinion can be classified as true “Investment Grade Recreational Property”.  The home and property offers complete privacy and seclusion and is unique in that it has direct access to the 1.5 million acre Ouachita National Forest with hunting, horseback riding, hiking, ATV riding, camping and fishing.  This home could easily be rented out on a part time basis for a secondary source of income if desired.
