The Schmitt Ranch is located approximately 16 miles northeast of Grants, New Mexico and is easily accessed from NM-334. The ranch is comprised of +/- 10,025 deeded acres, a +/-8,320 AC USFS permit, a +/-3,613 AC BLM lease and a +/-1,281 AC State of New Mexico lease. In addition to this acreage there is a +/-7,842 AC lease of mine land included with the ranch.
The ranch has been utilized by the owners for over 20 years for winter pasture for yearlings and pairs that reside in a higher altitude during summer months. The ranch can alternatively be operated as a year-round ranch. The quantity of cows and yearlings has averaged around approximately 500 head operated on a six-month basis.
Within the ranch headquarters are two residences. Each of these residences have three bedrooms, two bathrooms and both have new septic systems. One of the residences has a large shop and the other a detached storage building and a carport. There is also a manufactured home at the headquarters utilized as a bunkhouse and for storage that could be converted to a third residence.
The primary set of working pens, a large metal shop adjacent to the pens, tack room, multiple outbuildings and a set of 20,000 lb. scales are located at the headquarters as well. The headquarters is located within close proximity to paved highway access which makes it convenient to travel to and from amenities.
There exists a third residence that is comprised of three bedrooms and one bathroom located at a second location within the ranch boundaries. This residence is accompanied by a workshop, working pens and a loading chute. This particular headquarters has a more private location, has breathtaking views and a pasture that is well utilized for weaning calves.
The ranch has multiple pastures and traps as well as an adequate variety of additional pens throughout the ranch for working cattle. The ranch has a wide variety of sources of water for livestock including six wells currently in use, approximately 10 dirt tanks and an abundance of above-ground water storage with and drinkers throughout the ranch.
According to multiple sources, the rainfall in the Grants area ranges from 10-11 inches per year. The average snowfall is approximately 14-15 inches per year according to these sources. For those who love the arid climate and sunny days, this can be a very attractive location to live and work.
The elevation of the ranch ranges from approximately 6,700 ft to 8,200 ft. The topography of the ranch varies throughout the ranch. There are low-lying grasslands, rolling hills with pinon and juniper trees, high mesas and mountain lands with Ponderosa Pines and Pinion trees. Vegetation on the ranch includes gramma grass, NM feather grass, sacaton and sand drop seed. There are also various browse plants.
The hunting on the ranch is rather extensive and includes elk, deer, bear and a variety of bird hunting. The elk hunting is an additional source of income for the ranch. The elk hunting has historically been leased out at approximately $16,000/year. An additional source of ranch revenue consists of an option on a mineral lease that currently produces $12,000 per year. The sale of the ranch also includes some equipment.
